How Down Payment Assistance Stacks for Kyle Buyers

By Dustin Allan, NMLS #2044646 · Updated October 27, 2026 · Kyle, TX

You've probably done the research already. You've got three tabs open, each one a different assistance program, and every one of them says something slightly different about who it's for. You close the laptop thinking one of two things: it's too complicated, or it must be too good to be true.

It's neither. It's just a puzzle with a handful of pieces, and the pieces fit together in a predictable order.

Start with the part that surprises people

The biggest Texas program for Hays County buyers doesn't require you to be a first-time buyer. TSAHC's Home Sweet Texas loan offers down payment assistance of up to 5% of the loan amount, as either a grant or a forgivable second lien depending on the option you pick.

For Hays County, TSAHC's published limits are $107,520 of household income (the same number whether you're one person or six) and a purchase price of $598,019, as of June 13, 2026. A lot of Kyle households sit comfortably under both. Check the table yourself, because limits change during the year.

The minimum credit score TSAHC publishes is 620. That is a floor, not a promise. Your whole file still matters. But a score in the low 600s does not shut the door, and plenty of renters assume it does.

The stack, in order

Here is how I walk a buyer through it.

1. The loan comes first. Everything else hangs off the first mortgage. FHA is a common choice for first-time buyers because the minimum down payment HUD sets is 3.5% (HUD Handbook 4000.1). The assistance program has to match a loan type it accepts, so we pick the loan and the program together.

2. Assistance covers the down payment, and sometimes closing costs. Up to 5% of the loan amount can cover that entire 3.5% with room left over. Whether it's a grant or a forgivable second lien changes what happens if you sell or refinance early. A forgivable second lien is forgiven after three years in the home. Sell before then and the balance comes due. A grant is never repaid. Neither is better in every case. It depends on how long you plan to stay.

3. A Mortgage Credit Certificate can go on top. For eligible first-time buyers, an MCC turns part of your mortgage interest into a federal tax credit every year you own the home. It isn't available every month and it doesn't pair with everything, which is why the order matters.

4. Hero pricing is a layer, not a separate path. If you're a teacher, police officer, firefighter, EMS worker, corrections officer, veteran, or nurse, TSAHC's Homes for Texas Heroes uses the same structure with pricing reserved for your profession.

Where people get stuck

They pick a house first. Then they find out the program they wanted doesn't fit the price, the loan, or the timing. Reverse it. Know your assistance and your loan first, then shop.

They also assume the first program that says no is the end. Texas state programs sometimes pause their funds. When that happens, options like Chenoa Fund, which works with FHA loans, can fill the gap. TDHCA's My First Texas Home pairs assistance with a below-market first mortgage, but its limits vary by household size, so I confirm those live rather than quote an old number.

What I do on the call

I'm Dustin Allan, and I do this every week for Kyle, Buda, and San Marcos buyers. On one call I'll ask about your household income, your credit range, how long you expect to stay, and the price range you're looking at. Then I tell you which programs you may fit, which stack together, and what the monthly payment looks like with them in place.

I'm not going to promise you an approval over the phone, and nobody honest will. What you walk away with is a short list, a clear order of steps, and no guessing about whether the down payment is the thing standing between you and a front door in Kyle.

If you want the full program-by-program rundown first, start with down payment assistance in Hays County. If you want to see where you stand without giving contact info, the 60-second quick-check is there too.
