Hays County Buyer Report — November 2026

By Dustin Allan, NMLS #2044646 · Updated October 29, 2026 · Kyle, TX

This is the monthly report — the numbers that matter, what moved, and what it means if you're planning to buy in Kyle, Buda, or San Marcos. Five minutes, no fluff.

Rates: October gave a little back

The 30-year fixed averaged 7.32% nationally in Freddie Mac's latest survey (week of October 22), down from 7.40% the week before. The 15-year averaged 6.68%. A year ago the 30-year sat at 6.19%.

National average reported by Freddie Mac's Primary Mortgage Market Survey for the week of 2026-10-22. Shown for market context only — this is not a rate offer or a quote. Your rate and APR depend on your full application. Rates subject to change; on approved credit (OAC). Dustin Allan, NMLS #2044646.

What that means in practice: the drift matters less than your readiness. A buyer who's pre-approved with their down payment assistance lined up can act the week rates dip. A buyer who starts the paperwork after a dip usually closes at whatever came next.

September's local numbers: Kyle under $300K

Fresh from our MLS pull (Unlock MLS, residential, September closes):

| | Closed | Median sold | Median days on market | |---|---|---|---| | Kyle | 94 | $299,995 | 63 | | Buda | 78 | $338,750 | 43 | | San Marcos | 64 | $335,000 | 74 | | Hays County overall | 355 | $374,990 | 61 |

Two things worth noticing. Kyle's median came in just under $300,000 — meaningfully below the county's $374,990, which is the whole case for looking here first. And with about 6.2 months of inventory on the market (2,186 active listings against September's sales pace), sellers are negotiating: homes are taking two months to sell, and that's leverage for a prepared buyer. Buda and San Marcos figures count the Hays County portions of those cities.

Down payment programs: no changes, which is good news

TSAHC's Hays County limits held steady — $107,520 household income and $598,019 purchase price, per their published limits (as of June 13, 2026). Assistance of up to 5% of the loan amount, minimum published credit score 620. If you checked eligibility earlier this year, your answer hasn't changed. If you've never checked, the 60-second quick-check is still the fastest way to see where you stand.

State program funds do pause from time to time when they run through an allocation — that's normal, and it's why I confirm live availability on every call rather than quoting this page as a promise.

The one thing to do this month

If buying in 2027 is on your list: get the pre-approval conversation done before the holidays. December-January is the quietest stretch of the year for sellers, which means the least competition for you — but only if your financing is already sorted. The buyers who close in January started their paperwork in November.

That first call is ten minutes, no credit pull, no obligation. Start here, or just reply to the email this report came in — it goes straight to me.
